Property Ownership
Hotel suites in Llana Beach Hotel are sold fully furnished and are fully managed by either Melia Llana or Tui Blue depending on which side of the resort that the apartment is located.
The hotel Rental Scheme offers owners a ‘hands-off’ management who are paid a rental return every quarter which is paid through the developer, The Resort Group. Owners get 5 weeks of personal use with 2 weeks being between November and April and 3 weeks from May to October. Rental income depends on occupancy (No guaranteed income).
All new owners are legally obligated to pay the Condominium Fees (called the Resort Management Fee in Tortuga) and the annual IUP property tax (paid to the local Municipality).
